What's Pending?
With fewer and fewer introductions hitting the market as the summer progresses, the "pending" properties are beginning to out number the available homes for sale. They include, but are not limited to 90 Pacific Avenue, 132 Palm, 424 El Cerrito, 107 Nova, 42 Nace, 653 Blair, and my own listing at 18 Littlewood Drive. Each of these wonderful homes went pending in June. Did you miss out?

What's Happening Now?
Only 10 properties are currently listed on the MLS (Multiple Listing Service) which makes for slim pickings if your price point (like most or ours) falls below the $2,000,000 mark. With the addition of Wildwood, almost 50% of the properties currently on the market in Piedmont are well above that bar. Wow! We’re truly fortunate to live in a market that continues to thrive. If you bought more than a few years ago, congratulations. Your home has probably accumulated tremendous appreciation. Curious as to what that might be? What's Fun!
Pam McBain writes me with news that the Piedmont Sailing Club "Ship 16" is looking for new members. Ship 16 is a coed organization that follows the BSA Sea Scouting program and is an opportunity for boys and girls at least 14 years of age, to explore all aspects of sailing and a love of the sea, while working in teams with the goal of tackling a multi-day sailing trip. This past year, Piedmont BSA was donated a 33 foot Morgan Sloop (beats me, but it sounds great)! Interested in learning more?
