Your Wave is Waiting . . .

Summer has definitely arrived and that means the market has shifted.
(Do you feel it?)

Which isn't to say that prices have dropped, or that the market has cooled, but that it has reached its cruising altitude to be sure, and you should expect fewer listings as the summer progresses. In short, the fast and dynamic spring market is behind us and list prices should more closely represent Seller expectations. (Look for key phrases like "transparent pricing.")

And while no one can blame them, many rejected Buyers who lost house after house during the whirlwind spring market, may be suffering from Buyers' fatigue, and many are stepping back to take a breath, regroup, and enjoy vacations with their families while the market settles down. (It's not a bubble, it's cyclical.)

That's a mistake!

Summer often brings some real opportunities, accompanied by less competition to drive the prices UP!  While others are applying suntan lotion and cracking a novel at the beach, something "just right" may show up that's meant for you, so you'll want to keep your toes in the water!

I have three listings coming up and each present a very different segment of the marketplace. One may be just what you've been waiting for . . .

The first at 391 Moraga Avenue in Piedmont offers an updated home and legal cottage on a deep lot with rambling gardens and ample off-street parking for both. Featuring 3bdrms/2bths in the main house and 2bdrms/1bth in the cottage, BIG decks, privacy, Craftsman-period details, and room to spare, this dual opportunity is perfect for homesteaders and investors alike.
List price: $1,578,000. Open Sunday July 16 & July 23, 2-4:30 pm.

The second is a 2-story, stucco Traditional, "diamond-in-the-rough" with good bones, lovely light, and a great location on Lakeshore Avenue, two blocks from Lakeshore shops and the Saturday Farmers' Market. Offering all the right rooms in all the right places, this 3+bdrm/1.5bth home calls out to architects, contractors, and professional flippers alike, not to mention those brave home renovators (like me) who prefer to pick their own finishes and fixtures. Bring your vision, know-how and, imagination. This is a rare opportunity! Coming the last week in July. (List price: $879,000.)

The third is a stunning and stately Colonial home on Sotelo Avenue  overlooking Lake Tyson in Piedmont. One of only 16 homes to lay claim to this private lake, this elite property features spacious formal rooms, a charming renovated kitchen, English gardens meant for outdoor entertaining, a new roof, scenic vistas, and bonus space downstairs. Near Hampton Field and in a highly- coveted circle of fine homes, it's pure magic! Available for show right after Labor Day. (Price to be determined.)

And those are just a few of the breakers hitting the shore with respect to my book of business; within the GRUBB Co. family, there are many more with a wave of new listings set to hit after Labor Day Weekend. Stay diligent, stay available, stay active, (stay afloat!) and give me a call. I'm here and ready to take the plunge with you.

How can I help you?
